Coverage
Miami-Dade and Broward are often discussed as one market, but they are not. Together they include dozens of cities, towns and villages, and even within a single city, conditions can shift from one neighborhood to the next. Property type matters too: single-family homes and condominiums in the same city often move at different paces, draw different buyers and price differently. Each market and submarket has its own data, and that data is only useful when it is analyzed in its specific context.
The same is true when developing a strategy: no two transactions are alike. The property, its market and submarket, and each party’s circumstances and negotiating position all shape the right approach. Even within the same submarket, a seller who is firm on terms and a seller who is open to negotiation call for very different strategies.
With high-value properties, small differences in pricing, timing and terms can carry significant weight. I bring together detailed market data analysis, strategy development and execution, and disciplined negotiation to work through these differences and pursue the strongest possible outcome for each client.
